Plumbing System Prefabrication Played Key Role in Park Lafayette Construction


When the general contractor of a dramatic condominium project in Milwaukee needed a commercial plumbing partner capable of overcoming logistical challenges and experienced in complex jobs, Lagina Plumbing was the sub-contractor of choice.

Park LafayetteThe project was the 20-story, two-tower residential condominium Park Lafayette development on Milwaukee’s east side, completed in the summer by general contractor Hunzinger Construction for Renaissant Development Group LLC.

With 291 condo and townhouse residential units, two fitness centers and other common spaces, the towers required an extensive and complex plumbing system. Lagina Plumbing’s experience in multi-unit residential structures and its prefabrication shop gave it the edge for this highly visible project.

Lagina Plumbing’s residential experience includes EastCastle Place Assisted Living in Milwaukee, the Waterfront Condominiums in Milwaukee, St. Anne’s Respite Center in St. Francis, the Jackson Square Apartments in Milwaukee and others.

The commercial plumbing company’s 8,500-square-foot prefabrication shop adds efficiency and quality control, but also helps reduce congestion on job sites where multiple trades are working at the same time.

The size of the buildings in the dense urban neighborhood demanded a special storm water system, which Lagina Plumbing also has expertise in. The company installed a Storm Trap retention system, which holds rain water in underground concrete tanks. After city storm sewer capacities are restored, the retained water is slowly released.

Project developer Warren Barr, of Chicago-based Renaissant Development Group LLC, said Park Lafayette residents enjoy a slice of Chicago luxury living along with the conveniences and amenities of the east side neighborhood, which overlooks McKinley Beach and McKinley Marina.

Vertical construction on the towers, at the corner of East Lafayette Place and North Prospect Avenue, began in October 2007. The first residents moved in this year.
Park Lafayette features 291 custom-designed luxury residences. Amenities include two professionally designed fitness centers and a 24-hour doorman.

Underground in four levels are 448 parking spaces.
